To the Owners and Tenants of Alicante,

October 2017- Board of Directors Meeting

The October 2017 Meeting will be held on Thursday, October 26, 2017 in the Community Room with Open Session beginning at 6:30pm.

Alicante Manager & Engineer October Schedule

Engineer, Patrick Freeman will be on vacation October 30th – November 3rd, please contact Action Property Management at 949-450-0202, community care and afterhours personnel will assist you.  During this week, Management will be onsite Monday, Wednesday and Friday.

Window Washing

Window washing will take place Monday, October 16th through Friday, October 27th. They will have a smaller crew this time, which is the reasoning for the extended schedule. Please make sure you have your windows closed during the scheduled window cleaning.

The Cleaning schedule is as follows:

  • October 16th -17th         – 4th Avenue side of building
  • October 18th – 25th   – Redwood Side of Building
  • October 18th – 27th         – South Side of Building
  • October 18th – 27th–         5th Avenue side of building
  • October 27th – Ground Floor

Board of Directors Appointment

In its September 28th meeting, the Board appointed Jack Larkin to complete the balance of Steve Quinlan’s Board of Directors term.

Hallway Carpet and Paint Project

As communicated earlier, the Board approved new paint, carpet, and other updates for the resident hallways on floors 1 thru 14. The project schedule currently shows the following:

·         Hallway lighting updates: Installation complete; Adjustments – October

·         Hallway re-painting and re-carpeting: Complete

·         Hallway baseboard replacement: Complete

·         New condo unit doorbell buttons: Complete

·         New condo unit number signs: Complete

·         New hallway wood panels: Complete

·         Hallway signage updates: Complete

·         Stain condo front door kick-plates: under review

Note: Dates are subject to vendors’ schedules. Current schedule information is displayed in the left side of the Mail Room glass case.

Fitness Room Refresh Project

As described in the context of the Hallway Refresh Project, the Board intends to refresh interior common areas in phases. The Board has chosen the Fitness Room for the next interior refresh. More information regarding the Fitness Room Refresh project will be shared as it becomes available.

Replacement Secondary Dryer Lint Filter

Alicante clothes dryers have a secondary dryer lint filter. The second filter reduces the chance of lint build-up in the exhaust duct that carries the warm moist air from the clothes dryer to outdoors. Generally, the secondary dryer lint filter is located near the ceiling of the closet containing the clothes

dryer. With time/use the secondary dryer lint filter may break, and need to be replaced. The bulletin available at this link contains replacement part information.

South Elevator Current Events Sheets

Royda Crosland, who had been preparing the current events sheets displayed in the South Elevator for an extended period, is no longer available for this activity. The Board thanks Royda for her generous efforts that benefited all Alicante Residents.

Bike Room Clean Up

At the Board’s direction, Management has begun a clean-up of bikes in the Bike Room to make the best use of its limited bike storage space.

1. Only bikes with an Alicante bike registration sticker may be stored in the Bike Room.

2. Submit a permit to Management to get an Alicante bike registration sticker for your bike.

3. Bikes that do not have an Alicante bike registration sticker were moved from the Bike Room to another association storage room on September 27, 2017.

4. Unclaimed bikes in the association storage room will be donated to charity on November 27, 2017.

Lockbox Cabinet Cleanup

Management has placed the Association’s lockbox rules for real estate agents in the lockbox adjacent to the garage gate. Owners who use lockboxes (e.g.; key for cleaning service) have until October 27, 2017 to mark their lockboxes and log them with Management or the lockboxes will be removed.

SDG&E Electric Vehicle Charger Program

The Board is currently working with San Diego Gas and Electric (SDG&E) to evaluate the possibility of the Association qualifying for an SDG&E program that would install electric vehicle charging stations in the Alicante parking garage. As more information becomes available regarding the SDG&E project, it will be shared with the Community.

Bankers Hill Community Group Meetings

This organization meets to participate in activities related to our neighborhood and to discuss topics relevant to our neighborhood. Local elected officials often attend these meetings.
