July 2019 Newsletter

To the Owners and Tenants of Alicante,

Garage Break In
Alicante recently experienced a garage break in. Please see the suggestions listed below that may help prevent break ins from occurring in the future:

• Do not leave anything of value in your vehicle that is visible from the outside
• Do not let anyone in the building that you do not know
• Please call our security company immediately if you see anything suspicious taking place during afterhours. (619) 488-9064
• In the event of an emergency, please call 9-1-1.
• Do not pause in front of the garage sensors

In addition to the suggestions above, be sure to keep an eye out for anyone lurking around the garage gate when entering and exiting the building. Take a moment on P1 to check and see if anyone follows you in to the garage especially when entering at night before proceeding to your parking space. If you have any further questions please feel free to contact Management.

Board Meeting
The July 2019 Board of Directors Meeting will be held on Thursday, July 25, 2019 in the Community Room beginning at 6:30pm.

4th of July Holiday
Action Property Management, Professional Maintenance Systems (Janitorial), and Able Engineering will be closed on Thursday, July 4, 2019 in observance of 4th of July. If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202, afterhours personnel will assist you. Have a safe and wonderful holiday!

BBQ
Everyone loves a good BBQ in the Summer. When using the grill outside please make sure you remember to turn off the fire and gas when completed. The gas shut off is located underneath the grill inside the cabinet doors.

Window Washing
Monday, July 22, 2019 window washing will begin. Please look out for a full schedule as the date approaches.

Dusty Refrigerator Coils
The Owners Maintenance Committee has prepared a new bulletin describing how to clean your fridge’s cooling coils. Dust and pet fur can clog a refrigerator’s coils, causing the fridge to run longer / use more electricity to keep its contents cold. The committee recommends cleaning refrigerator coils every 6 months if you have pets, yearly if not. More information can be found in the bulleting: Alicante OMC – Refrigerator Coil Cleaning.

Recycling
While the City of San Diego does permit Styrofoam packaging and containers to be recycled, our vendor Waste Management does not. Please continue to discard Styrofoam and plastic bags in the trash.

Pest Control
Lloyd’s Pest Control offers homeowners a discounted rate for service to the interior of the units. If interested, please contact them at 1-800-223-2847.

Next Refresh Project
The Common Area Enhancement Committee has closed their community spaces survey and has received your survey feedback related to the next the refresh project.

To help keep your bill in-check during the summer months, you may want to consider the following OMC bulletins:

Architectural Applications
If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance. Per the Architectural Guidelines, the Committee is allotted 30-45 days for review. It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.

Management would like to remind residents that parking in spaces other than what is deeded to the resident or rented may result in a tow. Please do not park in any space without permission of the Owner or deeded to the property. If your vehicle is towed it will be at the expense of the Owner.

EV Chargers Approved
Based on a ballot count in the 28-Feb Board meeting, the proposal to install EV chargers in association-owned parking spaces has been approved. Plans have been submitted to the City which can take 1 – 2 months for approval. More information soon!

Maintenance Responsibilities
In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case. We pulled this information from the Alicante CC&Rs.

Pet Disturbances
While Alicante is a dog friendly building, please manage your pets so that they do not diminish others’ enjoyment of Alicante. This includes cleaning up pet accidents and taking the necessary measures to limit barking. Per the Association’s governing documents, pet-related violations can lead to fines. Please show respect to your neighbors and help keep Alicante a pet-friendly building.

Just a reminder that all moves and deliveries must be scheduled with Management at least a week in advance. Please note that the rate for a 4-hour window has increased to $160. A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled. The reason is simply to protect the building from sustaining damage during a move. Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine. If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Just a reminder that each month’s Owners Board meetings includes an Open Session where Owners may discuss concerns with the Board, as well as listen while the Board discusses Association matters. Owners are encouraged to attend!

Given the risk of flood damage to owner and neighbor units due to water leaks, the bulletin recommends occupants close water supply valves before long absences. The bulletin also contains information regarding different condo water valve types: Alicante OMC – Close Valves.

Annual Meeting Results

Congratulations to David Etzen, Michael Wheeler, and Rick Christie on being elected at our April Annual Meeting to the Board of Directors for two year terms.

Recognizing Retiring Directors

The Alicante Board and Management would like to thank Jack Larkin and Matt Von Radesky for their years of contribution to the Alicante community.  Their dedication and time has helped shaped the culture of Alicante and has not only made the building a very desirable place for many to call home, but an enjoyable place for staff to come to work.

Memorial Day Holiday

Manager Vacation

General Manager, Kelly Thomson will be on vacation starting May 20, 2019 returning June 3, 2019. Associate Manager, Magnolia Plascencia mplascencia@actionlife.com is filling in for Kelly during her absence.

Gym Etiquette

When using the weights in the gym, please place the weights back on the rack or gently on the mat between sets. The dropping of weights can be heard from up to ten stories high.

The document contains a variety of information to familiarize new Residents with living at Alicante. Landlords should give a copy to their tenants. The document includes a move-in checklist, Association meeting and committee information, OMC bulletin references, and information about building systems. Smoke Detector Cleaning

Repeated triple beeping from a smoke detector – when there is no smoke –may mean it needs to be cleaned. This bulletin has related information: Alicante OMC – Smoke Detector Cleaning.

HVAC Filters

Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Alicante’s drains flowing.

Per the Association’s Rules and Regulations, if you are renting your unit, please remember to send Management a copy of your lease. This information is necessary for many reasons, mainly for emergency purposes.  In the event of an evacuation, the authorities require us to have an updated list of who is in the building.  By not providing your lease and tenant’s information, we will not know who to look for if there was an evacuation situation.  This information is kept confidential. Please remember to submit this information every time you have a new tenant!  You can submit to kthomson@actionlife.com.

Annual Meeting

The April 2019 Board of Directors Meeting will be held on Thursday, April 25, 2019 in the Community Room beginning at 6:00pm.  This meeting is the Association annual meeting so we hope to see you there. Do not forget to turn in your ballots.

Window Washing

The spring window washing is scheduled for the week of April 22nd -26th. Approximately two weeks prior to the start date, a full schedule of cleaning will be posted and emailed to the residents once the start date is closer.

Dryer Vent Clean Out

San Diego Dryer Vent was contacted by Management and in the season of spring cleaning Management has obtained a discounted rates. Individually the charge is $89 to clean a dryer vent if they can do 3 or more the price drops to $69, and if 5 or more $59 each. If you are interested in this service contact Management at kthomson@actionlife.com and Management will help residents to get a discounted rate.

If you have (or are interested in) Streaming TV/Roku you may want to explore the Roku Channel. Moving forward on the 4th week of each month Management will be onsite on Monday and Thursday.

Recycle Disposal

Please be careful what you throw in the recycle bin. Plastic bags and Styrofoam are considered contamination to the recycle bin and the Association may be fined. This includes the trash bags that you may collect your recyclables in. Please dump out the recyclables and throw the trash bag in the trash. Thank you for your help on this.

A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled.  The reason is simply to protect the building from sustaining damage during a move.  Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine.  If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Maintenance Responsibilities

Monthly Association Meetings

Just a reminder that each month’s Owners Board meetings includes an Open Session where Owners may discuss concerns with the Board, as well as listen while the Board discusses Association matters.  Owners are encouraged to attend!
