To the Owners and Tenants of Alicante, EV Charger Vote! Your Board of Directors requests that you cast your vote on a one-time capital expenditure to provide EV chargers in Association-owned parking spots. EV chargers would be a valuable new amenity at Alicante. Given the current technology available, the Board has determined the most cost-effective near-term solution is to install EV chargers in Association-owned parking spots. The Association-owned EV Chargers would be accessible to Residents who have garage access. Residents who use these EV Chargers would pay for the electricity delivered to their EVs. Owners should receive a ballot through the mail. Please review the ballot and cover letter for additional information about the proposed EV chargers and the voting process. Please vote by the deadline! February 2019– Board of Directors Meeting The February 2019 Board of Directors Meeting will be held on Thursday, February 28, 2019 in the Community Room beginning at 6:00pm. February – Holiday Schedule Please note that Action Property Management will be closed Monday, February 18, 2019 in observance of President’s Day. In the event of a maintenance emergency, such as a flood, please contact Action Property Management at 800-400-2284. Management’s Schedule Moving forward on the 4th week of each month Management will be onsite on Monday and Thursday. Clothing/ E-Waste Pick-up Global Disposal will be holding a Clothing/EWaste event scheduled for Wednesday, February 13, 2018. To sign-up please visit www.globaldisposal.com and click on the “event sign-up” tab. Find your HOA (Alicante) and event, and then fill out the sign-up form. Trash Disposal If you choose to walk your trash down to the P1 level trash room please make sure to dispose of the trash in the container under the trash chute, as that bin is the next to be disposed of. Next Refresh Project With the start of 2019, the Common Area Enhancement Committee has resumed its meetings. Watch for information about the next Common Area Refresh Project. That bill is one of the Association’s largest budget items. This includes cleaning up pet accidents and taking the necessary measures to limit barking. Per the Association’s governing documents, pet-related violations can lead to fines. Please show respect to your neighbors and help keep Alicante a pet-friendly building. Amended Owner Maintenance Committee Charter In its January meeting, the Board amended the OMC Charter to facilitate participation by Owners with technical knowledge who would like to use those skills to assist the community. The revised document is on Vivo. Avoid Costly Sink Backups The disposal may grind it, but Alicante’s pipes cannot handle grease, scraps, cornhusks, egg shells, peels (apples, carrots, etc.), oils/butters, excessive soap, coffee grounds, or rice. Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Alicante’s drains flowing. Rental Leases Per the Association’s Rules and Regulations, if you are renting your unit, please remember to send Management a copy of your lease. This information is necessary for many reasons, mainly for emergency purposes. In the event of an evacuation, the authorities require us to have an updated list of who is in the building. By not providing your lease and tenant’s information, we will not know who to look for if there was an evacuation situation. This information is kept confidential. Please remember to submit this information every time you have a new tenant! You can submit to kthomson@actionlife.com or mplascencia@actionlife.com. Architectural Applications If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance. Per the Architectural Guidelines, the Committee is allotted 30-45 days for review. It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded. Alicante Committees There are four committees at Alicante: · The Architectural Committee reviews Architectural Applications submitted by owners. · The Common Area Enhancement Committee works on common area décor, such as the lobby. · The Owner Maintenance Committee provides information on maintaining condo systems. · The Social Committee plans and hosts gatherings, like the Annual holiday party. If you are a member who is interested in serving the Community but cannot dedicate the time to serve as a Board Member, joining a committee may be perfect for you! Please contact management at kthomson@actionlife.com for more details. Alternately, Owners may view the various committee charters on Vivo Portal. Contact Information In the event you change your email address or phone number, please remember to advise management. This allows us to continue to communicate important reminders to you! Insurance Reminder Owners, please be reminded you are required to have individual owners insurance. Should you have any questions as to what your policy should cover, please review the CC&R’s for owners’ responsibility. Should you have renters or are a renter, it is good practice to obtain renters’ insurance, in the event an emergency were to occur. Moves/Deliveries Just a reminder that all moves and deliveries must be scheduled with Management at least a week in advance. Please note that the rate for a 4-hour window has increased to $160. A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled. The reason is simply to protect the building from sustaining damage during a move. Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine. If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager. Maintenance Responsibilities In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case. To the Owners and Tenants of Alicante, January 2019– Board of Directors Meeting The January 2019 Board of Directors Meeting will be held on Thursday, January 24, 2019 in the Community Room beginning at 6:00pm. Holiday Tree Pick- Up Global Disposal will be picking up Christmas trees on Friday, January 11, 2019. If you would like to dispose of your tree, please bring it down to parking spot 19 on the P1 Level. It is located to the left of the ramp (if you are facing it, as if you are leaving the garage). Please clean up any needles your tree leaves behind. Holiday Decorations As a reminder, all holiday decorations should be removed from doors and balconies by Thursday, January 10th. Pet Disturbances While Alicante is a dog friendly building, please adhere to the rules and regulations when walking pets and having them in your condo. All residents are entitled to quiet enjoyment of their condos, and clean common areas. Complaints were received by management for multiple pet-related disturbances over the recent holidays: · Animal urine in an elevator not cleaned-up by the owner · Barking dog on condo patio · Barking dogs walking thru lobby and common areas · Barking dogs in condo units disturbing hallway passersby and adjacent residents Please manage your pets so that they do not diminish others’ enjoyment of Alicante. This includes cleaning up pet accidents and taking the necessary measures to limit barking. Pet-related violations of the governing documents can lead to fines and CCTV footage from the common areas and elevators will be reviewed to identify residents who are not cleaning-up after their pets. Please show respect to your neighbors and help keep Alicante a pet-friendly building.
EV Charger Investigation In support of the trend toward the use of Electric Vehicles (EVs), the Board is exploring several options for accommodating EV Chargers in the Alicante Garage: Given the current technology available, the Board has determined the most cost effective solution for Phase One is to install EV chargers in Association-owned parking spots. The Association-owned EV Chargers would be accessible to Residents who have garage access. Residents who use these EV Chargers would pay for the electricity delivered to their EVs. Phase Two would involve upgrading Alicante infrastructure so it is easier / less costly for Condo Unit Owners to install their own EV Chargers in their deeded parking spots in the Alicante Garage. In these cases, the Owner’s EV Charger, its installation in an Owner’s deeded parking spot, its connection to Alicante’s EV charging infrastructure and the electricity for vehicle charging would be at the Owner’s expense. Related considerations for both options (e.g.; costs, related community rules & regulations, etc.) are still under investigation. Look for more information in the future. Free* TV Alicante Residents can get local TV channels for $0/month by connecting to Alicante’s roof antenna (*after a one-time connection fee): ABC, CBS, PBS, etc. Interested residents may want to check-out the Fitness Room TV as it is connected to Alicante’s antenna. See the OMC’s “Off-Air TV System” bulletin for more details: http://alicantehoa.com/owner-maintenance-committee/ Enjoy Sports Without Cable TV For people interested in cutting the Cable TV cord, this article describes ways to watch sports without Cable TV. For example, by connecting to Alicante’s TV antenna, Residents can watch sports on local channels (ABC, CBS, FOX, NBC, etc.). Alternately, by subscribing to a streaming service (e.g., Hulu with Live TV), Residents can view sporting events carried by ESPN, FSN, BTN, etc. See this article for related information. Interested residents may want to check-out the Fitness Room TV as it has the Hulu with Live TV service. Replacement Secondary Dryer Lint Filter Alicante clothes dryers have a secondary dryer lint filter. The second filter reduces the chance of lint build-up in the exhaust duct that carries the warm moist air from the clothes dryer to outdoors. Generally, the secondary dryer lint filter is located near the ceiling of the closet containing the clothes dryer. With time/use the secondary dryer lint filter may break, and need to be replaced. See the OMC’s “Dryer Filters” bulletin for more details: http://alicantehoa.com/owner-maintenance-committee/ Landscape Updates Management is working with the landscape service to replace Silver Sheen bushes in select locations. The replacement shrubs are also drought tolerant. Next Refresh Project The Common Area Enhancement Committee is going to take a break now that the Fitness Room Project is complete. Later in January 2019 the committee will resume investigations for the next Common Area Refresh Project. To the Owners and Tenants of Alicante, November/December 2018– Board of Directors Meeting The November/December 2018 Board of Directors Meeting will be held on Wednesday, December 5, 2018 in the Community Room beginning at 6:00pm. Management and Engineer Holiday Schedule In observance of upcoming holidays, Action Property Management will be closed Monday, December 24, 2018 – Tuesday, December 25, 2018, as well as Tuesday, January 1, 2019. ABLE Engineering will be closed Tuesday, December 25, 2017 and Tuesday January 1, 2019. For all emergencies, please remember to call 800-400-2284. Holiday Party This year’s party was a another hit! On behalf of the community, the Board would like to thank the Social Committee (and its helpers!) for hosting another terrific event! The list has been updated for 2018. Residents in need of a vendor may want to investigate the list found here. Landscape Updates Management is working with the landscape service to replace Silver Sheen bushes in select locations. The replacement shrubs are also drought tolerant. Streaming TV Services You may want to check-out this article that compares major Streaming TV providers: PlayStation Vue, DIRECTV NOW, YouTube TV, Sling TV, Philo, FuboTV, Watch TV and Hulu. Management and Engineer Schedule From October 25th– November 11th, Engineer Patrick Freeman will be out on vacation. During this time, Management will be sitting onsite full time. Management will have inspections and other business to attend to in the San Diego Office for other Associations now and then if not seen in the office during this time. Alicante Holiday Party Please Join the Alicante Board of Directors for the Annual Alicante Holiday Party When : Thursday, November 29th at 6:00PM Where: In the Alicante Community Room Celebrate the season with friends, neighbors and staff! Beer, wine, water, appetizers, and cookies will be provided along with Santa’s Taco Bar! You are welcome to bring along additional drinks and holiday desserts to share and add to the fun. Thanksgiving Schedule In observance of Thanksgiving, Action Property Management and Able Engineering will be closed Thursday, November 25, 2016 – Friday, November 26, 2018. Annual Fire Alarm and Fire Sprinkler Inspection HCI has been contracted to do an annual visual inspection of all of the fire sprinklers in the building, which includes the fire sprinklers inside all of the units. Inspection Schedule: Wednesday, November 28th between the hours of 8:00 AM and 4:00 PM (Floors 14-7) Thursday, November 29th between the hours of 8:00 AM and 4:00 PM (Floors 6-1) We ask for resident’s cooperation during the inspection:

A number of residents have recently replaced their “P-traps” for this reason. Check your “P-trap” for drips, cracked connections, or other signs of age. You may want to contact a plumber for assistance. Don’t wait until it’s too late! To the Owners and Tenants of Alicante, October 2018– Board of Directors Meeting The October 2018 Board of Directors Meeting will be held on Thursday, October 25, 2018 in the Community Room beginning at 6:00pm. Management and Engineer Schedule From October 25th– November 11th, Engineer Patrick Freeman will be out on vacation. During this time, Management will be sitting onsite full time. Management will have inspections and other business to attend to in the San Diego Office for other Associations now and then if not seen in the office during this time. For all emergencies, please remember to call 800-400-2284. Alicante Holiday Party Mark your calendars the holiday party has been scheduled for Thursday, November 29th. More details to follow. If you would like to volunteer to help with set up or clean up please contact Management. Alicante Insurance Alicante’s Insurance renewed on October 1st. Many of your own providers ask for a copy of the certificate of insurance. A copy of the new certificate can be found on the homeowner portal or on the Alicante website at the following Link. Alicante Landscape Management is aware of the condition of some of the hedges in the landscape and is working to rectify as soon as possible. Fitness Room Refresh Project It’s done! Visit the Fitness Room to check out the updates! Next Refresh Project The Common Area Enhancement Committee is going to take a break now that the Fitness Room Project is complete. In January 2019 the committee will resume investigations for the next Common Area Refresh Project. EV Charger Investigation In support of the trend toward the use of Electric Vehicles (EVs), the Board is exploring two options for accommodating EV Chargers in the Alicante Garage: 1) The Installation of Association-owned EV Chargers in Association-owned parking spots. The Association-owned EV Chargers would be accessible to Residents who have garage access. Residents who use these EV Chargers would pay for the electricity delivered to their EVs. 2) Upgrading Alicante infrastructure so it is easier / less costly for Condo Unit Owners (and Business Unit Owners) to install their own EV Chargers in their deeded parking spots in the Alicante Garage. In these cases, the Owner’s EV Charger, its installation in an Owner’s deeded parking spot, its connection to Alicante’s EV charging infrastructure and the electricity for vehicle charging would be at the Owner’s expense. Related considerations for both options (e.g.; costs, related community rules & regulations, etc.) are still under investigation. Look for more information in the future. New Fitness Room Roku TV The new Fitness Room TV is a “smart TV” that allows access to local TV channels (from Alicante’s antenna) and streaming TV (Hulu, Netflix, etc.). There are two options for watching local channels:

So, you may want to enjoy your streaming service on your tablet / smart-phone while you exercise. (“AlicanteGym” Wi-Fi network, password <none>). Condo Inspections The Board, Management and Building Engineer, Patrick Freeman created a condo inspection checklist that we think you will appreciate. The checklist is to guide Owners in reviewing the state of various systems in their condos. The checklist provides recommendations for related OMC bulletins, where appropriate. The checklist and the OMC bulletins were sent via an email from Management. Avoid Costly Sink Backups The disposal may grind it, but Alicante’s pipes cannot handle grease, scraps, cornhusks, egg shells, peels (apples, carrots, etc.), oils/butters, excessive soap, coffee grounds, or rice. Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Alicante’s drains flowing. Rental Leases Per the Association’s Rules and Regulations, if you are renting your unit, please remember to send Management a copy of your lease. This information is necessary for many reasons, mainly for emergency purposes. In the event of an evacuation, the authorities require us to have an updated list of who is in the building. By not providing your lease and tenant’s information, we will not know who to look for if there was an evacuation situation. This information is kept confidential. Architectural Applications If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance. Per the Architectural Guidelines, the Committee is allotted 30-45 days for review. It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded. Alicante Committees There are four committees at Alicante: · The Architectural Committee reviews Architectural Applications submitted by owners. · The Common Area Enhancement Committee works on common area décor, such as the lobby. · The Owner Maintenance Committee provides information on maintaining condo systems. · The Social Committee plans and hosts gatherings, like the Annual holiday party. If you are a member who is interested in serving the Community but cannot dedicate the time to serve as a Board Member, joining a committee may be perfect for you!
