September 2018– Board of Directors Meeting 

The August 2018 Board of Directors Meeting will be held on Thursday, September 27, 2018 in the Community Room beginning at 6:00pm.

Labor Day Holiday

Action Property Management. Professional Maintenance Systems (Janitorial) and Able Engineering will be closed on Monday, September 3, 2018 in observance of Labor Day.  If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202, afterhours personnel will assist you.  Have a safe and wonderful holiday weekend!

Clothing/ E-Waste Pick-up

Global Disposal will be holding a Clothing/EWaste event scheduled for Monday, September 24, 2017. To sign-up please visit www.globaldisposal.com and click on the “event sign-up” tab. Find your HOA (Alicante) and event, and then fill out the sign-up form. Please note: you must sign up Before September 20th. Please bag all items and place them by the trash enclosure.

E-waste (electronic waste)

E-waste could include anything with a cord, including microwaves, televisions, computers, or any small kitchen appliances. To schedule removal for a large appliance, call us at 858-848-9278.

Window Washing

Monday, October 1, 2018 window washing will begin. Please look out for a full schedule once the date approaches.

Cardboard Boxes

Everyone loves to receive packages! However, there has been a huge increase of deliveries. As owners receive more packages there is more cardboard to recycle. Please make sure to remember to break down all boxes so all owners can fit their recyclables in the bin.

Lost and Found

Did you know that Alicante has a lost and found? If you ever lose anything please check with Management as it may have been turned in. Currently a camera and headphones are in the lost and found.

Condo Inspections

The Board, Management and Building Engineer, Patrick Freeman have created a condo inspection checklist that we think you will appreciate. The checklist will guide Owners in reviewing the state of various systems in their condos. The checklist will provide recommendations for related OMC bulletins, where appropriate. Additional details will be provided soon via an email from Management.

Fitness Room Refresh Project

As communicated earlier, the Board approved the Common Area Enhancement Committee’s proposal to refresh the Fitness Room. The project schedule currently shows the following target installation windows:

·         Wall light fixtures updates: Completed

·         Re-painting: Completed

·         New Fitness Equipment: September 5, 2018

·         New TV & TV services: September 6, 2018

New Fitness Room TV and TV Services

The TV is being replaced as part of the Fitness Room Refresh Project. Look online for information about the operation of the new TV and the new TV services (Hulu, Pandora, etc.): Fitness Room TV Info Sheet v1.0.

Roku App for new Fitness Room TV

Residents may want to download and install the free Roku App on their smartphones or tablets. The Roku app allows smartphones or tablets to control the New Roku TV instead of the TV’s Remote. More, the Roku App enables “private listening”: Listen to your show on your smartphone’s or tablet’s headphones while watching your show on the new Fitness Room TV.  More info here: https://www.roku.com/mobile-app.

Owners will soon receive a survey in which they can indicate which common area will be updated following the Fitness Room Refresh.  Watch for it!

Switching from a Cox Bundle

Did you know you can get local TV channels for no monthly cost using Alicante’s TV antenna system? Are you curious about streaming TV (Netflix, Hulu, Sling TV, DirecTV Now, etc.)? Do you know several telecom companies provide service to Alicante: Cox, ATT, Webpass? Given these options, it’s possible to switch from Cox.  One resident switched and saved ~ $1000/year. Avoid Costly Sink Backups

The disposal may grind it, but Alicante’s pipes cannot handle grease, scraps, cornhusks, egg shells, peels (apples, carrots, etc.), oils/butters, excessive soap, coffee grounds, or rice. Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Alicante’s drains flowing.

Rental Leases

Per the Association’s Rules and Regulations, if you are renting your unit, please remember to send Management a copy of your lease. This information is necessary for many reasons, mainly for emergency purposes.  In the event of an evacuation, the authorities require us to have an updated list of who is in the building.  By not providing your lease and tenant’s information, we will not know who to look for if there was an evacuation situation.  This information is kept confidential. Please remember to submit this information every time you have a new tenant!  You can submit to kthomson@actionlife.com  or mplascencia@actionlife.com.

Architectural Applications

If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance.  Per the Architectural Guidelines, the Committee is allotted 30-45 days for review.  It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.

Alicante Committees

There are four committees at Alicante:

·         The Architectural Committee reviews Architectural Applications submitted by owners.

·         The Common Area Enhancement Committee works on common area décor, such as the lobby.

·         The Owner Maintenance Committee provides information on maintaining condo systems.

·         The Social Committee plans and hosts gatherings, like the Annual holiday party.

If you are a member who is interested in serving the Community but cannot dedicate the time to serve as a Board Member, joining a committee may be perfect for you!  Please contact management at kthomson@actionlife.com for more details.  Alternately, Owners may view the various committee charters on Vivo Portal.

Owners, please be reminded you are required to have individual owners insurance.  Should you have any questions as to what your policy should cover, please review the CC&R’s for owners’ responsibility.  Should you have renters or are a renter, it is good practice to obtain renters’ insurance, in the event an emergency were to occur.

Moves/Deliveries

Just a reminder that all moves and deliveries must be scheduled with Management at least a week in advance.  Please note that the rate for a 4-hour window has increased to $160. A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled.  The reason is simply to protect the building from sustaining damage during a move.  Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine.  If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Maintenance Responsibilities

In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case.  We pulled this information from the Alicante CC&Rs.

Monthly Association Meetings

Just a reminder that each month’s Owners Board meetings includes an Open Session where Owners may discuss concerns with the Board, as well as listen while the Board discusses Association matters.  Owners are encouraged to attend!

BBQ

Everyone loves a good BBQ in the Summer. When using the grill outside please make sure you remember to turn off the fire and gas when completed.

Warranty Inspection

Reconstruction Experts will be onsite from Monday, August 6th– Friday, August 10th to complete inspections of the building. This will require entry into units. Engineer, Patrick will knock and if no answer, the unit will be entered.

Condo Inspections

The Board, Management and Building Engineer, Patrick Freeman have created a condo inspection checklist that we think you will appreciate. Fitness Room Refresh Project

The Common Area Enhancement Committee has made a proposal to the Board for the refresh of the Fitness Room, which has been approved. New equipment, lighting, paint, TV, and TV services are all on their way. More information regarding the Fitness Room Refresh project will be shared as it becomes available.

Streaming TV Options  

Those interested in using a streaming TV service instead of cable TV may find this article helpful. It compares several of the major streaming TV services: Hulu Live, YouTube TV, Sling TV, Vue and DirecTV Now. Those streaming services include sports (e.g.; ESPN) and DVR options. Many residents have found that by connecting to Alicante’s TV antenna (to get ABC, CBS, NBC, PBS, etc.) and subscribing to an inexpensive streaming TV service, their TV watching needs are met. With warmer temperatures coming soon, it may be time to get your AC ready for the season.  Ensure your HVAC filter is clean by following this bulletin.  And, if it has not been inspected/serviced in some time, it may make sense to schedule a checkup of your HVAC equipment – see the info in this bulletin.

Kitchen Line Cleaning

Starting Monday, July 9th– Friday, July 13th CountyWide Mechanical will be onsite to clean the vertical kitchen lines to help with the prevention of back-ups. This will require access into each unit. Please look at the posted schedule in the mailroom for more information. Contact Management with any questions.

Please help the vendor in this process by clearing out the items underneath your sink prior to arrival. Thanks for your help.

Plants on your Patios

As a reminder if you have live plants on your patio, they should all have saucers underneath to prevent water flow onto the patios below.

Pressure Reducing Valve (PRV) Replacement

Some residents may have noticed that the hot water pressure has gone down in their unit. This is due to the replacement of the PRV’s. Some residents were unable to even use their restrooms due to pipe vibration, as the Association was unable to control the pressure.  Now that this has been resolved, the pressure is back to normal. You should notice that both your hot and cold water come out at the same pressure now.

June 2018 Newsletter

To the Owners and Tenants of Alicante,

June 2018– Board of Directors Meeting 

The June 2018 Board of Directors Meeting will be held on Thursday, June 28, 2018 in the Community Room beginning at 6:00pm.

Window Washing

The spring window washing is scheduled for the week of June 18th.Approximately two weeks prior to the start date, a full schedule of cleaning will be posted and emailed to the residents once the start date is closer. Management apologizes for the delays as the window washing equipment was out for repairs.

Garage Power Washing

The garage will be power washed on Wednesday, June 20th.

ALL VEHICLES MUST BE MOVED OUT OF THE GARAGE BY 9AM AND MAY RETURN TO THE GARAGE AFTER 5PM.

Riding Scooters

Just wanted to make residents aware when renting the scooters around town legally a helmet must be worn. Stay safe!

Dog Barking Reminder

While we are a dog-friendly building, as a reminder, residents are entitled to quiet enjoyment of their units.  Please take the necessary measures to limit barking when in the unit and in common areas.  Barking can be considered a nuisance – which is a violation of the governing documents.  Let us work with our furry companions to make Alicante an enjoyable living space for all!

Fitness Room Refresh Project

The Common Area Enhancement Committee has performed a survey to gather information regarding Residents’ use of the Fitness Room equipment. This information will inform the refresh project. More information regarding the Fitness Room Refresh project will be shared as it becomes available.

For people interested in cutting the Cable TV cord, this article describes ways to watch sports without Cable TV.  For example, by connecting to Alicante’s TV antenna, Residents can view sporting events carried by local broadcast channels (ABC, CBS, FOX, NBC, etc.). Annual Meeting Results

Congratulations to Tom Gauld and Jack Larkin for being reelected at our April Annual Meeting to the Board of Directors for two more years.

Free Museum Days in Balboa Park

Window Washing

The next window washing must wait until repairs have been completed on Alicante’s window washing equipment. The window washing equipment is to be repaired on Friday, May 4th so we hope to schedule shortly after.

Hallway Carpet and Paint Project

As communicated earlier, the Board approved new paint, carpet, and other updates for the resident hallways on floors 1 thru 14. The project schedule currently shows the following target installation schedule:

·         Install stained condo front door thresholds:  May 2018

Note: Dates are subject to vendors’ schedules. Current schedule information is displayed in the left side of the Mail Room glass case.

Dog Barking Reminder

While we are a dog-friendly building, as a reminder, residents are entitled to quiet enjoyment of their units.  Please take the necessary measures to limit barking when in the unit and in common areas.  Barking can be considered a nuisance – which is a violation of the governing documents.  Let us work with our furry companions to make Alicante an enjoyable living space for all!

Avoid Costly Sink Backups

The disposal may grind it, but Alicante’s pipes cannot handle grease, scraps, cornhusks, egg shells, peels (apples, carrots, etc.), oils/butters, excessive soap, coffee grounds, or rice. Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Alicante’s drains flowing.

Rental Leases

Per the Association’s Rules and Regulations, if you are renting your unit, please remember to send Management a copy of your lease. This information is necessary for many reasons, mainly for emergency purposes.  In the event of an evacuation, the authorities require us to have an updated list of who is in the building.  By not providing your lease and tenant’s information, we will not know who to look for if there was an evacuation situation.  This information is kept confidential. Please remember to submit this information every time you have a new tenant!  You can submit to kthomson@actionlife.com  or mplascencia@actionlife.com.

Architectural Applications

If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance.  Per the Architectural Guidelines, the Committee is allotted 30-45 days for review.  It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.

Alicante Committees

There are four committees at Alicante:

·         The Architectural Committee reviews Architectural Applications submitted by owners.

·         The Common Area Enhancement Committee works on common area décor, such as the lobby.

·         The Owner Maintenance Committee provides information on maintaining condo systems.

·         The Social Committee plans and hosts gatherings, like the Annual holiday party.

If you are a member who is interested in serving the Community but cannot dedicate the time to serve as a Board Member, joining a committee may be perfect for you!  Please contact management at kthomson@actionlife.com for more details.  Alternately, Owners may view the various committee charters on Vivo Portal.

Insurance Reminder

Owners, please be reminded you are required to have individual owners insurance.  Should you have any questions as to what your policy should cover, please review the CC&R’s for owners’ responsibility.  Should you have renters or are a renter, it is good practice to obtain renters’ insurance, in the event an emergency were to occur.

Moves/Deliveries

Just a reminder that all moves and deliveries must be scheduled with Management at least a week in advance.  A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled.  The reason is simply to protect the building from sustaining damage during a move.  Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine.  If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Maintenance Responsibilities

In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case.  We pulled this information from the Alicante CC&Rs.

Monthly Association Meetings

Just a reminder that each month’s Owners Board meetings includes an Open Session where Owners may discuss concerns with the Board, as well as listen while the Board discusses Association matters.  Owners are encouraged to attend!
