October 2022 Newsletter

Board Meeting

The October Board of Directors Meeting will be held on Thursday, October 20, 2022 beginning at 6:30pm in the Community Room and via Zoom.

Alicante Insurance

Alicante’s insurance renewed on September 30th. Many of your own providers ask for a copy of the certificate of insurance. A copy of the new certificate can be found on the homeowner portal or on the Alicante website at the following link.

Butterfly Key Locker System Installed

The Key Lockers were recently installed. Key Lockers serve as an alternative option to lock boxes. If you are interested in getting set up with a Key Locker, please contact Management mplascencia@actionlife.com or Building Engineer, Patrick Freeman pfreeman@abm.com .

Window Cleaning

Window Cleaning has been postponed while we await window cleaning equipment repairs.

Lost Items

Items that are found by the Building Engineer and Janitorial Staff in the garage, lobby, and amenity rooms are turned in to Management. If you believe you have misplaced an item, please contact Management at mplascencia@actionlife.com to check and see if it has been turned in.

Leases 

If you are renting out your unit, you are required to provide Management with a copy of your tenant’s lease.

Architectural Applications

If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance. Per the Architectural Guidelines, the Committee is allotted 30-45 days for review.  It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.

Moves/Deliveries All moves and deliveries must be scheduled with Management at least a week in advance. A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled.  The reason is simply to protect the building from sustaining damage during a move.  Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine.  If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Labor Day Holiday 

Action Property Management, Able Engineering, and PMS Janitorial will be closed on Monday, September 5, 2022 in observance of Labor Day.  If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202, afterhours personnel will assist you.  Have a safe and wonderful holiday weekend!

Window Cleaning

Global Disposal will be holding a Clothing/E-Waste event scheduled for Monday, October 3rd. To sign up, please visit pinwaste.com and claim your address on the website. Once you have signed up, please neatly box or bag and label your approved items and place by the trash enclosure.

Security Committee Updates

With crime in the area on the rise, the Security Committee along with the Board of Directors have been taking preventative measures to reduce the amount of break ins to the Association. Recently, the lock boxes have been relocated indoors, key access to the entry points has been deactivated and key pad features have been installed to the shared storage rooms. In addition, the Security Committee and Board of Directors are looking into other methods of improving the Association’s security.

Stop Sign Installation on 5th and Redwood

Thanks to our Residents, and countless members of the community, A Stop sign will be installed on 5th Avenue and Redwood Street. This will significantly improve the safety of our Residents and neighbors. A big thank you to Owner, Michael Meacham for taking the lead to get the sign installed.

Front Entry Lobby Door Repaired

The front entry lobby door has been repaired. The door will longer make a clicking noise when access is granted via directory or fob. Please do not wait for a clicking noise before opening the door.

Management would like to remind residents to pick up any trash they leave behind while traveling through the Association as we must all do our part to preserve the appearance of Alicante.

Congratulations to Laura Cunningham and David Parker on being elected to the Board of Directors for two-year terms.

Recognizing Retiring Director

The Alicante Board and Management would like to thank Michael Meacham for his years of contribution to the Alicante community. Michael’s dedication and time has helped shaped the culture of Alicante and has not only made the building a very desirable place for many to call home, but an enjoyable place for staff to come to work.

EV Charging Station Policy

The Board of Directors recently approved the EV Charging Policy and Agreement for Owners who wish to install an electric vehicle charging station (EVCS) in their deeded parking space. Key and Remote Price Increase

Due to an increase in cost to manufacture our Unit/Common Area keys and remotes. The price will be increasing from $25.00 to $27.00 for a key. For a garage remote the replacement cost will increase from $15.00 to $25.00. To purchase an additional remote the price will remain the same at $50.00. The cost of replacement fobs will remain the same at $15.00.
