May 2020 Newsletter
Annual Meeting Postponed
The Annual Board of Directors Meeting has been postponed and will now be held on Thursday, June 25, 2020 in the Community Room beginning at 6:00pm. We currently have no candidates running for the Board. If you are interested in running for the Board, please contact Management.
Board Meeting
The May 2020 Board of Directors Meeting will be held on Thursday, May 28, 2020 beginning at 6:00pm.
Memorial Day Holiday
Action Property Management, Professional Maintenance Systems (Janitorial), and Able Engineering will be closed on Monday, May 25, 2020 in observance of Memorial Day. If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202, afterhours personnel will assist you. Have a safe and wonderful holiday!
Covid-19 Updates

In addition, please do your utmost to protect yourself and your neighbors. Carry sanitizing wipes with you when entering and exiting locations. Wash your hands at every opportunity. Use hand sanitizer when you cannot wash your hands. We are all in this together.
Face Coverings Policy
As of May 1st the County of San Diego has been requiring residents to wear face coverings in public settings. In regards to Alicante, we strongly recommend that all residents wear a face covering when traveling through the Association. Contractors and third party vendors working onsite are required to wear face coverings and gloves when traveling through the Association. Food and Beverage Delivery Apps
If you are using a food and beverage delivery service (i.e. UberEats, PostMates, GrubHub etc.), you must meet the delivery person at the front entry lobby door and must not let the delivery person into the building. By limiting the amount of non-Alicante residents from entering the building, this will help reduce the spread of germs.
Social Distancing
The Governor’s order mandates people to practice “social distancing,” which is the idea of maintaining a roughly 6-foot distance between other people. It also means limiting nonessential travel, avoiding public transportation when possible, working from home, and skipping social gatherings.
Quarantine vs. Isolation
Isolation and quarantine help protect the public by preventing exposure to people who have or may have a contagious disease. To help give a clear definition as to what each one means, below are the definitions provided by the CDC website:
- Isolation separates sick people with a contagious disease from people who are not sick.
- Quarantine separates and restricts the movement of people who were exposed to a contagious disease to see if they become sick.
Janitorial Cleaning Schedule
Our janitorial staff have changed up their regular daily cleaning schedule in order to emphasize cleaning the building’s high touch areas (elevator buttons, push bars, door handles, gate handles, etc.)
Fitness Room Closure
As you may already be aware the fitness room is currently closed and will remain closed until further notice.
Community Room Reservations
Management will not be taking any new community room reservations for the time being.
Non-Essential Work
Management along with the Building Engineer have halted all non-essential work from taking place in order to limit the amount of non-Alicante personnel from coming onsite. All emergency and safety related repairs will continue.
Speeding in the Garage
Please maintain safe and proper speeds when driving in the garage and reduce your speed on turns and when exiting and entering the garage as there are blind spots present.
Alicante Committees
There are four committees at Alicante:
- The Architectural Committee reviews Architectural Applications submitted by owners.
- The Common Area Enhancement Committee works on common area décor, such as the lobby.
- The Owner Maintenance Committee provides information on maintaining condo systems.
- The Social Committee plans and hosts gatherings, like the Annual holiday party.
If you are a member who is interested in serving the Community but cannot dedicate the time to serve as a Board Member, joining a committee may be perfect for you! Please contact management at kthomson@actionlife.com for more details. Alternately, Owners may view the various committee charters on Resident Portal.
Moves/Deliveries
All moves and deliveries must be scheduled with Management at least a week in advance. A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled. The reason is simply to protect the building from sustaining damage during a move. Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine. If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.
Architectural Applications
If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance. Per the Architectural Guidelines, the Committee is allotted 30-45 days for review. It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.
Garage Break In
Please see the suggestions listed below that may help prevent break ins from occurring in the future:
- Do not leave anything of value in your vehicle that is visible from the outside
- Do not let anyone in the building that you do not know
- Please call our security company immediately if you see anything suspicious taking place (619) 488-9064 during afterhours.
- In the event of an emergency, please call 9-1-1.
In addition to the suggestions above, be sure to keep an eye out for anyone lurking around the garage gate when entering and exiting the building. Take a moment on P1 to check and see if anyone follows you in to the garage especially when entering at night before proceeding to your parking space. If you have any further questions please feel free to contact Management.

The following suggested protocols and steps are built around recommendations from the Centers for Disease Control (CDC). Everyone is encouraged to do their part in order to protect themselves and their neighbors.

March 2020 Board of Directors Meeting

Holding Doors Open
Please refrain from holding or propping Common Area doors and gates open for longer than 30 seconds as the Building Engineer and Management receive notifications for each occurrence.
Gym Etiquette
When using the weights in the gym, please place the weights back on the rack or gently on the mat between sets. The dropping of weights can be heard throughout the building.
Smoke Detector Maintenance
If your condo’s smoke detectors are making noises / chirps, they may need attention. The following bulletins may be helpful:

Trash Disposal
If you choose to walk your trash down to the P1 level trash room please make sure to dispose of the trash in the container under the trash chute, as that bin is the next to be disposed of.

Management would like to remind residents to pick up any trash they leave behind while traveling through the Association as we must all do our part to preserve the appearance of Alicante.
EV Charging Stations Activated
The electric vehicle charging stations are officially activated and ready for use. You can find the Electric Vehicle Charging Station Use Policy and Driver Connection Instructions at the following link.
Please follow the Driver Connection Instructions to request to connect to Alicante. Once Management receives the completed “Attachment A” form found in the Electric Vehicle Charging Station Use Policy and the $500.00 non-transferable registration fee, Management will approve your connection request and provide you an EV Sticker to be placed on your vehicle. If you have any questions, please contact Management at mplascencia@actionlife.com.
Pet Disturbances
While Alicante is a dog friendly building, please manage your pets so that they do not diminish others’ enjoyment of Alicante. This includes cleaning up pet accidents and taking the necessary measures to limit barking. Per the Association’s governing documents, pet-related violations can lead to fines. Please show respect to your neighbors and help keep Alicante a pet-friendly building.

All moves and deliveries must be scheduled with Management at least a week in advance. A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled. The reason is simply to protect the building from sustaining damage during a move. Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine. If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.
Avoid Costly Sink Backups
The disposal may grind it, but Alicante’s pipes cannot handle grease, scraps, cornhusks, egg shells, peels (apples, carrots, etc.), oils/butters, excessive soap, coffee grounds, or rice. Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Alicante’s drains flowing.
Rental Leases
Per the Association’s Rules and Regulations, if you are renting your unit, please remember to send Management a copy of your lease. This information is necessary for many reasons, mainly for emergency purposes. In the event of an evacuation, the authorities require us to have an updated list of who is in the building. By not providing your lease and tenant’s information, we will not know who to look for if there was an evacuation situation. This information is kept confidential. Please remember to submit this information every time you have a new tenant! You can submit to mplascencia@actionlife.com or mhernandez@actionlife.com
Short Term Rentals
Management would like to remind residents you may not lease a unit for a period of less than thirty (30) days. Units that are leased or listed for lease for a period of less than thirty (30) days are subject to a hearing and $5,000.00 fine per occurrence.

If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance. Per the Architectural Guidelines, the Committee is allotted 30-45 days for review. It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.

Management would like to remind residents that parking in spaces other than what is deeded to the resident or rented may result in a tow. Please do not park in any space without permission of the Owner or deeded to the property. If your vehicle is towed it will be at the expense of the Owner.

In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case. We pulled this information from the Alicante CC&Rs.

February – Holiday Schedule Please note that Action Property Management will be closed Monday, February 17, 2020 in observance of President’s Day. In the event of a maintenance emergency, such as a flood, please contact Action Property Managment at 800-400-2284. New BBQ Grills Alicante’s new barbeque grills have been delivered and installed. To turna barbeque grill on, push the knob in and turn to the left until you hear “click”. To turn the barbeque grill off, turn the knob to the right until you hear a “click”. Clothing/ E-Waste Pick-up Global Disposal will be holding a Clothing/EWaste event scheduled for Tuesday, February 18, 2020. To sign-up please visit www.globaldisposal.com and click on the “event sign-up” tab. Find your HOA (Alicante) and event, and then fill out the sign-up form. Please bag all items and place them by the trash enclosure. E-waste (electronic waste) E-waste could include anything with a cord, including microwaves, televisions, computers, or any small kitchen appliances. To schedule removal for a large appliance, call Global Disposal at 858-848-9278. January 2020 Newsletter
January 2020 Board of Directors Meeting
The January 2020 Board of Directors Meeting will be held on Thursday, January 23, 2020 in the Community Room beginning at 6:30pm.
Holiday Tree Pick- Up
Global Disposal will be picking up Christmas trees on Tuesday, January 7, 2020.
If you would like to dispose of your tree, please bring it down to motorcycle spaces 1, 2, and 3 on the P1 Level. They are located to the left of the ramp (if you are facing it, as if you are leaving the garage).
To ensure pickup, please place your tree in the designated location no later than 6:00am the morning of the 7th. Please be sure to clean up any needles your tree leaves behind.
Holiday Decorations
As a reminder, all holiday decorations should be removed from doors and balconies by Friday, January 10th.
Trash Disposal in Common Areas
Management would like to remind residents to pick up any trash they leave behind while traveling through the Association as we must all do our part to preserve the appearance of Alicante.
