October 2023 Newsletter
Board Meeting
The next Board of Directors Meeting will be held on Thursday, November 16, 2023 in the Community Room and via Zoom with Open Session starting at 6:30pm.
2023-2024 Budget
The Board of Directors recently approved the new 2023-2024 Budget to start on December 1, 2023. The Budget Mailer will be sent out via regular mail and/or email. It will also be found on the Resident Portal toward the end of October.
Access Control Upgrade Coming Soon
The Board of Directors recently approved upgrading our existing access control system with a ButterflyMX system and will work with the app as well as fobs. Management will be providing updates as we get close which will include information on the distribution of new fobs and RFID stickers for garage access prior to the transition. Please keep an eye out for future notices.
Alicante Insurance
Alicante’s insurance renewed on September 30th. Many of your own providers ask for a copy of the certificate of insurance. A copy of the new certificate can be found on the Resident Portal and on the Alicante website at the following link.
Ice Cream Social – Thank You Message
The Social Committee would like to thank everyone that was able to attend the September 10th Ice Cream Social. The Social Committee is currently working on the next event: The Holiday Party. More info to come.

Moves/Deliveries
All moves and deliveries must be scheduled with Management at least a week in advance. A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled. The reason is simply to protect the building from sustaining damage during a move. Please be advised that if you are found to have had an unscheduled move or delivery, you will be subject to hearing and fine. If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Labor Day Holiday
Action Property Management, Able Engineering, and PMS Janitorial will be closed on Monday, September 4, 2023 in observance of Labor Day. If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 800-400-2284, afterhours personnel will assist you. Have a safe and wonderful holiday weekend!
Ice Cream Social Event
Alicante’s Social Committee has organized an Ice Cream Social Event taking place Sunday, September 10th from 7pm to 8pm in the Community Room. Handel’s Homemade Ice Cream is catering the event. Stop by for a sweet treat and an opportunity to catch up with your Alicante neighbors.
Uptown Planners Special Election
The Uptown Planners are holding a special election to fill two vacant board seats. Eligible voters (bring your id!) can vote for one candidate per seat.

Joyce Beers Community Center
The Uptown Planners serve in an advisory role to the City of San Diego on land-use and development issues in Bankers Hill, Hillcrest, Medical Center Complex, Middletown, Mission Hills and University Heights. Window Cleaning
Window Cleaning has been scheduled to start on Monday, September 25th. Management will send out a window cleaning schedule as the date approaches.
Warranty Inspection
Reconstruction Experts (RE) will be onsite starting on September 18th to inspect balconies and the Association’s exterior. Management to provide an inspection schedule as the date approaches.
Close Water Valves When on Vacation
You may be away on vacation in the upcoming months. Given the risk of flood damage to owner and neighbor units due to water leaks, the bulletin recommends occupants close water supply valves before long absences. Balcony Cleaning
While cleaning your balconies, please clean them in a manner that will not allow water to spill onto the balconies below.

The August Board of Directors Meeting will be held on Thursday, August 31, 2023 in the Community Room and via Zoom with Open Session beginning at 6:30pm.
Architectural Applications
If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance. Per the Architectural Guidelines, the Committee is allotted 30-45 days for review. It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded. In addition, The Board of Directors recently adopted a revised version of the Architectural Guidelines. To view the revised version, you may go on the Resident Portal or follow this link.
HVAC Maintenance
To keep your HVAC units are running properly and efficiently, be sure to check and service them regularly. For more information regarding your HVAC and recommendations, please see this bulletin: Alicante OMC – HVAC Checkup.
Spruce Street Development Update
The Development Services Department issued a Notice of Decision regarding their decision to proceed with demolishing five existing commercial-use structures in order to begin development of the new apartment building on Spruce St.

Please note that any items placed outside of your storage cage or stored in your parking space(s) are subject to removal by Management.
Pest Control
Lloyd’s Pest Control offers homeowners a discounted rate for service to the interior of the units. If interested, please contact them at 1-800-223-2847.

Bankers Hill Community Group
The Bankers Hill Community Group is raising funds to commemorate San Diego’s oldest bridge, located right here in our neighborhood by adding a historical marker plaque. The Quince Street Footbridge was constructed in 1905 allowing streetcar riders easy access across the canyon. Parking Enforcement
Management and Building Engineer, Patrick Freeman have noticed an increase in parking enforcement patrolling 4th Ave and Redwood St. Be sure to notify your guests and/or vendors when visiting in order to avoid parking tickets.
Maintenance Responsibilities
In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case. We pulled this information from the Alicante CC&Rs.

Organics Recycling – Food Waste Collection
Organics Recycling and Food Waste Collection has started again. Residents will need to deposit the food waste in the bin located in the P1 trash room. Per our vendor Waste Management, compostable bags are not permitted. Please refrain from using compostable bags as the contents of the bin will be considered “contaminated”.
Breaking Down Boxes
When discarding boxes in the recycling bins, please be sure to break down the boxes first as they take up a lot of room.
