To the Owners and Tenants of Alicante,

Labor Day Holiday
Action Property Management and Able Engineering will be closed on Monday, September 5, 2016 in observance of Labor Day.  If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202, afterhours personnel will assist you.  Have a safe and wonderful holiday weekend!

September 2016 – Board of Directors Meeting
The September 2016 Board of Directors Meeting will be held on Thursday, September 29, 2016 in the Community Room with Open Session beginning at 6:30pm.

Dishwasher Filter
Some dishwashers have a filter to capture items rinsed off dishes. To keep your dishwasher running at its best, clean the filter, if applicable.  This bulletin has a picture of the filter and related information: Alicante OMC – Dishwasher Filter.

Drain Cleaners
Living in a high-rise condo is not like living in a suburban house. See the information in this bulletin to keep your sinks draining properly: Alicante OMC – Drain Cleaners.

Toilet Flappers
One bill pays for the water used in all of the condos and common areas. This is one of the Association’s largest bills. To help keep the water bill in check, especially during drought, please repair leaky toilet flappers. This bulletin has details on ordering and installing replacement flappers: Alicante OMC – Toilet Flapper.

Bell Cart Usage
As a reminder, the bell carts are for all residents to use.  Please remember to return them to the garage parking levels when done using.  Carts should not be kept in anyone’s unit for continuous personal use.  Additionally, Residents are reminded that 2 carts are to be located in each garage level elevator vestibule.  Please return carts to vestibules after use.

Pet Reminders
While we are a dog friendly building, please keep your furry companions on a leash while walking through the common areas.  Per the Alicante Association Membership Handbook #9: “A leash held by an individual capable of controlling the animal must be used when walking your pet in the Common Areas including the lobby, hallways, garage and elevators.”

Additionally, please do not allow your pet to relieve themselves in the planters!  To reduce confusing your furry friend, please do not walk your pet through the patio/recreational area.

Lastly, as a reminder, residents are entitled to quiet enjoyment of their unit.  Please take the necessary measures to limit barking when in the unit and common areas.  If there is persistent barking, it may rile up other furry neighbors and could be considered a nuisance – which is a violation of the governing documents.  Let’s work with our furry companions to make Alicante an enjoyable living space for all!

Rental Leases
Per the Association’s Rules and Regulations, if you are renting your unit, please remember to send Management a copy of your lease. This information is necessary for many reasons, mainly for emergency purposes.  In the event of an evacuation, the authorities require us to have an updated list of who is in the building.  By not providing your lease and tenant’s information, we will not know who to look for if there was an evacuation situation.  This information is kept confidential. Please remember to submit this information every time you have a new tenant!  You can submit to knguyen@actionlife.com  or mplascencia@actionlife.com .

Architectural Applications
If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance.  Per the Architectural Guidelines, the Committee is allotted 30-45 days for review.  It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.

Alicante Committees
There are four committees at Alicante:
• The Architectural Committee reviews Architectural Applications submitted by owners.
• The Common Area Enhancement Committee works on common area décor, such as the lobby.
• The Owner Maintenance Committee provides information on maintaining condo systems.
• The Social Committee plans and hosts gatherings, like the Annual holiday party.
If you are a member who is interested in serving the Community but cannot dedicate the time to serve as a Board Member, joining a committee may be perfect for you!  Please contact management at knguyen@actionlife.com for more details.  Alternately, Owners may view the various committee charters on Vivo Portal.

Insurance Reminder
Owners, please be reminded you are required to have individual owners insurance.  Should you have any questions as to what your policy should cover, please review the CC&R’s for owners’ responsibility.  Should you have renters or are a renter, it is good practice to obtain renters’ insurance, in the event an emergency were to occur.

Moves/Deliveries
Just a reminder that all moves and deliveries must be scheduled with Management at least a week in advance.  A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled.  The reason is simply to protect the building from sustaining damage during a move.  Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine.  If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Maintenance Responsibilities
In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case.  We pulled this information from the Alicante CC&Rs.

Monthly HOA Meetings
Just a reminder that each month’s HOA Board meeting includes an Open Session where Owners may discuss concerns with the Board, as well as listen while the Board discusses HOA matters.  Owners are encouraged to attend!

August 2016 – Board of Directors Meeting
The August 2016 Board of Directors Meeting will be held on Thursday, August 25, 2016 in the Community Room with Open Session beginning at 6:30pm.

Shredding Bin in New Location & Universal Waste Kiosk
The shredding bin has been relocated to inside the Trash Room on P1.  You will also find the Universal Waste Kiosk in there as well. You may dispose of old batteries, cell phones, small fluorescent light bulbs, ink cartridges, etc. in the kiosk.

Garage Power Washing
The garage power washing has been scheduled for Wednesday, August 24, 2016 at 9am-4pm.  All cars must be out of the garage during those hours.

Patio Cleaning

Smoke Detector Maintenance
Did you know Alicante smoke detectors make different sounds when they need new batteries or need cleaning? These bulletins may help you keep your smoke detectors operating properly:

Shower / Tub Cartridge

July 4th – Independence Day Holiday
Action Property Management and Able Engineering Services will be closed Monday, July 4th, 2016 in observance of Independence Day.  In the event of an after-hours maintenance emergency, please call 949-450-0202.  Normal hours will resume, Tuesday, July 5th, 2016.  Happy Independence Day to all!

July 2016 – Board of Directors Meeting
The July 2016 Board of Directors Meeting will be held on Thursday, July 28, 2016 in the Community Room with Open Session beginning at 6:30pm.

Lobby Lighting
As an Association electricity saving measure, you may have noticed that the lobby chandelier and half of the lobby recessed cans have been off during the day, and on at night. However, due to age, the chandelier wiring has needed repeated repair recently. Therefore, going forward, the lobby chandelier and half of the lobby recessed cans will remain off until the chandelier is replaced as part of a future Common Area Enhancement Committee project. The lobby project will follow the CAEC’s current project to upgrade hallway carpeting and paint.

Association EV Charging Stations
As an outcome of legal review, the Board has recanted its plan to proceed with a ChargePoint/SDG&E program to install Association-owned EV Charging stations in Association-owned parking spots. The Board will continue to investigate strategies used by local condo associations to enable the installation of EV chargers.

A source for appliance repair parts has been added to the list. You may want to check the online document to find a vendor that’s right for you.

New OMC Bulletin
In many Alicante condos, brackets support the kitchen/bar counter. The new bulletin contains replacement information for the brackets and the plastic bracket covers. The bulletin is available online at these sites:

Clothes Dryers in High Rise Buildings

The Alicante Run Off Election to determine who will be elected to the last seat on the Alicante Board of Directors will be held on Thursday, June 9, 2016 at 5pm in the Community Room.  If you’ve not already done so, please turn in your ballot to Management prior to the meeting.

Selling your Unit?
As a reminder, the Alicante Owners Association does NOT allow Open Houses or Broker Caravans.  Please make sure your realtor is aware of this and that all showings must be by appointment only.

Insurance Reminder
Owners, please be reminded you are required to have individual owners insurance.  Should you have any questions as to what your policy should cover, please review the CC&R’s for owners’ responsibility.  Should you have renters or are a renter, it is good practice to obtain renters’ insurance, in the event an emergency were to occur.

Moves/Deliveries
Just a reminder that all moves and deliveries must be scheduled with Management at least a week in advance.  A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled.  The reason is simply to protect the building from sustaining damage during a move.  Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine.  If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Maintenance Responsibilities
In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case.  We pulled this information from the Alicante CC&Rs.

Monthly HOA Meetings
Just a reminder that each month’s HOA Board meeting includes an Open Session where Owners may discuss concerns with the Board, as well as listen while the Board discusses HOA matters.  Owners are encouraged to attend!
