The May 2018 Board of Directors Meeting will be held on Thursday, May 24, 2018 in the Community Room beginning at 6:00pm.

Annual Meeting Results

Congratulations to Tom Gauld and Jack Larkin for being reelected at our April Annual Meeting to the Board of Directors for two more years.

Free Museum Days in Balboa Park

Did you know park museums offer free general admission on a rotating basis throughout each month to residents of the City and County of San Diego, and to active military personnel and their dependents. Make sure to bring your ID with your local address on it.

Window Washing

The next window washing must wait until repairs have been completed on Alicante’s window washing equipment. The window washing equipment is to be repaired on Friday, May 4th so we hope to schedule shortly after.

Hallway Carpet and Paint Project

As communicated earlier, the Board approved new paint, carpet, and other updates for the resident hallways on floors 1 thru 14. The project schedule currently shows the following target installation schedule:

·         Install stained condo front door thresholds:  May 2018

Note: Dates are subject to vendors’ schedules. Current schedule information is displayed in the left side of the Mail Room glass case.

Dog Barking Reminder

While we are a dog-friendly building, as a reminder, residents are entitled to quiet enjoyment of their units.  Please take the necessary measures to limit barking when in the unit and in common areas.  Barking can be considered a nuisance – which is a violation of the governing documents.  Let us work with our furry companions to make Alicante an enjoyable living space for all!

Avoid Costly Sink Backups

The disposal may grind it, but Alicante’s pipes cannot handle grease, scraps, cornhusks, egg shells, peels (apples, carrots, etc.), oils/butters, excessive soap, coffee grounds, or rice. Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Alicante’s drains flowing.

Rental Leases

Per the Association’s Rules and Regulations, if you are renting your unit, please remember to send Management a copy of your lease. This information is necessary for many reasons, mainly for emergency purposes.  In the event of an evacuation, the authorities require us to have an updated list of who is in the building.  By not providing your lease and tenant’s information, we will not know who to look for if there was an evacuation situation.  This information is kept confidential. Please remember to submit this information every time you have a new tenant!  You can submit to kthomson@actionlife.com  or mplascencia@actionlife.com.

Architectural Applications

If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance.  Per the Architectural Guidelines, the Committee is allotted 30-45 days for review.  It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.

Alicante Committees

There are four committees at Alicante:

·         The Architectural Committee reviews Architectural Applications submitted by owners.

·         The Common Area Enhancement Committee works on common area décor, such as the lobby.

·         The Owner Maintenance Committee provides information on maintaining condo systems.

·         The Social Committee plans and hosts gatherings, like the Annual holiday party.

If you are a member who is interested in serving the Community but cannot dedicate the time to serve as a Board Member, joining a committee may be perfect for you!  Please contact management at kthomson@actionlife.com for more details.  Alternately, Owners may view the various committee charters on Vivo Portal.

Owners, please be reminded you are required to have individual owners insurance.  Should you have any questions as to what your policy should cover, please review the CC&R’s for owners’ responsibility.  Should you have renters or are a renter, it is good practice to obtain renters’ insurance, in the event an emergency were to occur.

Moves/Deliveries

Just a reminder that all moves and deliveries must be scheduled with Management at least a week in advance.  A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled.  The reason is simply to protect the building from sustaining damage during a move.  Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine.  If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager.

Maintenance Responsibilities

In case you are ever curious as to who is responsible for what, or find yourself in a situation where you don’t know if you should call Management or your own vendor, please see the Maintenance Matrix posted in the mailroom glass case.  We pulled this information from the Alicante CC&Rs.

April 2018– Board of Directors Meeting

The April 2017 Board of Directors Meeting will be held on Thursday, April 26, 2018 in the Community Room beginning at 6:00pm. This meeting is the Association annual meeting so we hope to see you there. Do not forget to turn in your ballots.

Manager Vacation

General Manager, Kelly Thomson will be on vacation starting April 9, 2018 returning April 16, 2018. Assistant Director of Urban Management, Kim Nguyen is filling in for Kelly during her absence.

DRIVE SLOW in Garage

Please watch your speed while in the garage for the safety of all residents. Even in the garage, sound travels, so please watch the speed entering and exiting the building.

Window Washing

Fitness Room Refresh Project

The Common Area Enhancement Committee has performed a survey to gather information regarding Residents’ use of the Fitness Room equipment. This information will inform the refresh project. More information regarding the Fitness Room Refresh project will be shared as it becomes available.

Discount Connections to Alicante’s TV Antenna

Alicante residents may connect to Alicante’s roof antenna in order to watch local channels (ABC, NBC, PBS, etc). Generally, there is a one-time fee of $75 to connect a condo’s coaxial cables to Alicante’s antenna. (There is no monthly fee to use the TV after being connected.) The vendor who makes the connections has offered to connect 2 condo’s for the price of 1 condo for residents who schedule their connections on the same day. Dusty Refrigerator Coils

The Owners Maintenance Committee has prepared a new bulletin describing how to clean your fridge’s cooling coils. Dust and pet fur can clog a refrigerator’s coils, causing the fridge to run longer / use more electricity to keep its contents cold. Clothing/ E-Waste Pick-up

Global Disposal will be holding a Clothing/EWaste event scheduled for Friday, March 2, 2018. To sign-up please visit www.globaldisposal.com and click on the “event sign-up” tab. Find your HOA (Alicante) and event, and then fill out the sign-up form. Please note: you must sign up Before September 20th. Please bag all items and place them by the trash enclosure.

E-waste (electronic waste)

E-waste could include anything with a cord, including microwaves, televisions, computers, or any small kitchen appliances. To schedule removal for a large appliance, call us at 858-848-9278.

Unwanted clothing

Any clothing that you donate on the clothing/bulk item pick-up day will be up-cycled with 50% of pin waste proceeds donated to generosity water. Generosity water is a non-profit that provides clean water sources in developing nations. To learn more, visit www.generositywater.org.

The Board extends a hearty “Thank You!” to Virginia Wolford and Alan DesRoches for their tremendous work on the Social Committee. We will miss them now that they have decided to leave the Social Committee for other adventures.

January 2018 Newsletter

January 2018– Board of Directors Meeting

The January Board of Directors Meeting will be held on Thursday, January 25, 2018 in the Community Room with Open Session beginning at 6:30pm.

Holiday Tree Pick- Up

Global Disposal will be picking up Christmas trees on Thursday, January 4, 2018.

If you would like to dispose of your tree, please bring it down to the motorcycle parking section in the P1 Level.  It is located to the left of the ramp (if you are facing it, as if you are leaving the garage).  Please clean up any needles your tree leaves behind.

Alicante Manager & Engineer January Schedule

Engineer, Patrick Freeman will be on vacation January 9th – January 22nd, please contact Action Property Management at 949-450-0202, community care and afterhours personnel will assist you.  During this time, Management will be onsite Monday, Wednesday and Friday.

Holiday Decorations

As a reminder, all holiday decorations should be removed from doors and balconies by January 10th.

Trash Etiquette

Please remember to break down boxes prior to placing in the recycle bins. If you choose to dump trash in the trash room, please use the trash container under the chute so that it will get dumped on the next pick up.

Balboa Park Scavenger Hunt

Participate as a team, family, couple, or individual. Complete the adventure as quickly as possible or meander along aimlessly. The goal is to have fun outdoors and hopefully learn some interesting things along the way. All you need to play is a mobile device with web access. Tours are self-guided, so you can play any time you want. One price per team, not per person. Begins in the Organ Pavilion Parking Lot at a cost of $40-$50 and can be completed daily from 8am-8pm.

Pet Reminders

While we are a dog friendly building, please keep your furry companions on a leash while walking through the common areas. Per the Alicante Association Membership Handbook #9: “A leash held by an individual capable of controlling the animal must be used when walking your pet in the Common Areas including the lobby, hallways, garage and elevators.”

Additionally, please do not allow your pet to relieve themselves in the planters! To reduce confusing your furry friend, please do not walk your pet through the patio/recreational area.

Lastly, as a reminder, residents are entitled to quiet enjoyment of their unit. Monthly HOA Meetings

Just a reminder that each month’s HOA Board meeting includes an Open Session where Owners may discuss concerns with the Board, as well as listen while the Board discusses HOA matters.  Owners are encouraged to attend!
