February 2021 Newsletter

Board Meeting

The February 2021 Board of Directors Meeting will be held on Thursday, February 25, 2021 in the Action San Diego Office via Zoom beginning at 6:30pm.

February Holiday Schedule

Please note that Action Property Management will be closed Monday, February 15, 2021 in observance of President’s Day. In the event of a maintenance emergency, such as a flood, please contact Action Property Management at 800-400-2284.

Annual Meeting

The Annual Meeting is scheduled for April 22, 2021 at 6:00pm. If you are an Owner interested in running for the Board of Directors, please submit a Request for Candidates Form and turn it in to Management in order to add your name on the ballot.

Clothing/ E-Waste Pick-up

Global Disposal will be holding a Clothing/EWaste event scheduled for Tuesday, February 16, 2021. To sign-up please visit www.globaldisposal.com and click on the “event sign-up” tab. Find your HOA (Alicante) and event, and then fill out the sign-up form. Please bag all items and place them by the trash enclosure.

E-waste (electronic waste)

E-waste could include anything with a cord, such as computers, monitors, and TVs. This event EXCLUDES bulky items, light bulbs and batteries, hazardous waste, microwaves, and appliances. To schedule removal for a large appliance, call Global Disposal at 858-848-9278.

Avoid Sink Backups

The disposal may grind it, but Alicante’s pipes cannot handle grease, scraps, cornhusks, egg shells, peels (apples, carrots, etc.), oils/butters, excessive soap, coffee grounds, or rice. Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Alicante’s drains flowing.

As you may already be aware, the fitness room is currently closed and will remain closed until the County of San Diego allows fitness facilities to re-open.

Community Room Reservations 

Management will not be taking any new community room reservations for the time being.

Face Coverings Policy

As of May 1st the County of San Diego has been requiring residents to wear face coverings in public settings. In regards to Alicante, we strongly recommend that all residents wear a face covering when traveling through the Association. Contractors and third party vendors working onsite are required to wear face coverings and gloves when traveling through the Association. Food and Beverage Delivery Apps

If you are using a food and beverage delivery service (i.e. UberEats, PostMates, GrubHub etc.), you must meet the delivery person at the front entry lobby door and must not let the delivery person into the building. By limiting the amount of non-Alicante residents from entering the building, this will help reduce the spread of germs.

In addition, please do your utmost to protect yourself and your neighbors. Carry sanitizing wipes with you when entering and exiting locations. Wash your hands at every opportunity. Use hand sanitizer when you cannot wash your hands. We are all in this together.

Social Distancing

The Governor’s order mandates people to practice “social distancing,” which is the idea of maintaining a roughly 6-foot distance between other people. It also means limiting nonessential travel, avoiding public transportation when possible, working from home, and skipping social gatherings.

Quarantine vs. Isolation

 Isolation and quarantine help protect the public by preventing exposure to people who have or may have a contagious disease. To help give a clear definition as to what each one means, below are the definitions provided by the CDC website:

•            Isolation separates sick people with a contagious disease from people who are not sick.

•            Quarantine separates and restricts the movement of people who were exposed to a contagious disease to see if they become sick.

Lost Items

Items that are found by the Building Engineer and Janitorial Staff in the garage, lobby, and amenity rooms are turned in to Management. If you believe you have misplaced an item, please contact Management at mplascencia@actionlife.com to check and see if it has been turned in.

A general rule of thumb is if it takes more than one person to move it, then a move must be scheduled.  The reason is simply to protect the building from sustaining damage during a move.  Please be advised that if you are found to have had an unscheduled move, you will be subject to hearing and fine.  If you are unsure of the scope of your move or would like to schedule a move, please contact the General Manager. 

Architectural Applications

If you are thinking about making a change in your unit that would require architectural committee review and approval, please plan well in advance. Per the Architectural Guidelines, the Committee is allotted 30-45 days for review.  It is also recommended to wait before setting a schedule with your contractor until an approval has been awarded.

December 2020 Newsletter

Management and Engineer Holiday Schedule

In observance of upcoming holidays, Action Property Management will be closed Thursday, December 24, 2020 – Friday, December 25, 2020, as well as Friday, January 1, 2021.  ABLE Engineering will also be closed Thursday, December 24, 2020 – Friday, December 25, 2020 and Friday, January 1, 2021.  For all emergencies, please remember to call 800-400-2284.  

Holiday Tree Pick- Up

Global Disposal will be picking up Christmas trees on Tuesday, January 5, 2021.

If you would like to dispose of your tree, please bring it down to motorcycle spaces 1, 2, and 3 on the P1 Level. They are located to the left of the ramp (if you are facing it, as if you are leaving the garage). 

To ensure pickup, please place your tree in the designated location no later than 6:00am the morning of the 5th.  Please be sure to clean up any needles your tree leaves behind.  

Breaking Down Boxes

When discarding boxes in the recycling bins, please be sure to break down the boxes first as they take up a lot of room.

Alicante Insurance  

Alicante’s insurance renewed on October 1st. Many of your own providers ask for a copy of the certificate of insurance. A copy of the new certificate can be found on the homeowner portal or on the Alicante website at the following link.

Labor Day Holiday

Recycling

While the City of San Diego does permit Styrofoam packaging and containers to be recycled, our vendor Waste Management does not. Please continue to discard Styrofoam and plastic bags in the trash.

Congratulations to Michael Meacham on being elected at our Annual Meeting to the Board of Directors for a two year term.  

Recognizing Retiring Director

The Alicante Board and Management would like to thank Tom Gauld for his years of contribution to the Alicante community. Tom’s dedication and time has helped shaped the culture of Alicante and has not only made the building a very desirable place for many to call home, but an enjoyable place for staff to come to work.

4th of July Holiday

Window Washing

Window washing will begin the week of Monday, July 13th. Please look out for a full schedule as the date approaches.

Warranty Inspection

Reconstruction Experts will be onsite from Monday, July 13th – Friday, July 17th to conduct inspections of the building. This will require entry into units. Engineer, Patrick will knock and if no answer, the unit will be entered.

5 Year Fire Sprinkler Inspection

HCI will be conducting the mandated 5 Year Fire Sprinkler Inspection this month. This will require entry into all units, and may require an additional visit if the sprinkler heads in that unit need repair.  The in unit inspections will begin on Monday, July 13, 2020. The in unit inspection will occur at the same time as the warranty inspection.
